Treat Avenue Remodel and Addition - San Francisco Year Originally Built: 1904 Sq. Feet of Building: 2,640sf Contractor: Halperin Construction Remodeling this two-unit residence (one legal unit, one not) previously remodeled in the 1960's, into a single-family residence presented many challenges. Approvals from both the Bernal Heights Design Review Board and the City Planning Department were required. While the front of the house remains in the existing volume, the top floor of the rear of the house was rebuilt for its new 11’ ceiling. Substandard construction discovered throughout the house had to be redone. An interior stair was added between the first and second floors. The contemporary style of the house allowed informal space for the living/dining with a downtown view. Skylights, transom windows and windows at the existing light well were maximized to bring natural light into the center of the house. The work included an extensive seismic upgrade of the entire house, new electrical and mechanical systems. Also, intranet wiring was provided throughout the house.
