Klimm Apartments - San Francisco Year Originally Built: 1913 Sq. Feet of Building 25,000sf Owner: Tenderloin Neighborhood Development Corp. Contractor: AmOne Corporation Construction Cost: $3,600,000 Rehabilitation of this fully occupied 42 unit apartment building, owned and managed by the Tenderloin Neighborhood Development Corporation presented many challenges. Six stories of dwelling units sit above two ground floor commercial tenant spaces. Families of typically 2 to 4 low-income residents live in the small studio apartments. The Mayors Office of Housing provided funding for the project. Design work was done in association with Dev Architects. Construction occurred in 2 phases while the building was half occupied. The scope of work for the common areas included installing fire sprinklers, a new fire alarm system, skylight repair, a hydraulic trash lift installation, upgrading emergency lighting and exit signs, repairing existing windows, repairing plumbing leaks. Accessibility upgrades included the main entrance, path of travel, mail boxes, passenger elevator, handrails, and signage. Modernization of dwelling units included replacing appliances and fixtures at kitchens and bathrooms, upgrading lighting and electrical outlets, and repairing windows and doors. 3 units were upgraded to be disabled accessible and an additional one was retrofitted for hearing and visually impaired persons.
